Forth Ports received Detailed Planning Consent and Listed Building Consent from The City of Edinburgh Council for their development on Port of Leith land designated as ‘The Dry Dock at Harbour 31’.
The Dry Dock development will revitalize land previously utilized for industrial port activities, transforming the site into a dynamic, mixed-use development accommodating diverse businesses and sectors.
The Dry Dock will also establish new public spaces, providing community access to previously restricted port areas.
Pamela Smyth, Chief Legal and Property Officer of landowners Forth Ports Limited stated that the Port of Leith is undergoing major transformation as it becomes a leading offshore renewables hub, and The Dry Dock will serve as a positive addition as Leith and the waterfront continues its regeneration.
The Dry Dock will incorporate repurposed shipping containers providing flexible, inspiring workspaces that honor the site’s industrial heritage while establishing a collaborative, professional, and sociable environment.
Essential existing historical structures on the site, including the former dry dock pump house, sheds, and rail tracks will be preserved and integrated into the design, maintaining the site’s historical character and enhancing its sense of place.
Following planning consent condition review, construction is anticipated to commence in 2026 with completion scheduled for late 2027/early 2028.
